About Buying in Ibiza: the back story

Ibiza’s property falls into three families. Around Ibiza Town, apartments look over Marina Botafoch, Talamanca and the old town. In the south and south-west, villas sit in the hills of Es Cubells, Vista Alegre and Sant Josep with views of the sea. And in the north, around Sant Joan, Sant Carles and Santa Gertrudis, buyers look for the old whitewashed fincas in the countryside.

Town and the marinas

Marina Botafoch and Talamanca are the apartment addresses, ten minutes’ walk or a short water-taxi ride from Dalt Vila.

The south-west hills

Es Cubells and Vista Alegre, above the south-west coast, are where the sea-view villas are.

Rules on building in the countryside are strict: check what can legally be done before you fall for a ruin.

The northern fincas

In the green north, buyers look for old fincas around Sant Joan, Sant Carles and Santa Gertrudis.

How buying works

You need an NIE; the sale is signed before a notary and recorded in the Land Registry; the Balearic tax agency (atib.es) sets the transfer tax. See our buying page.

Our advice: take independent legal advice, and ask your lawyer to check the planning status of any rural property.
